Location: Brakpan
Job Purpose: The incumbent is responsible for overseeing and coordinating daily maintenance and security operations within the estate. This role ensures that all maintenance tasks are completed efficiently and that security procedures are adhered to, thereby maintaining the safety, functionality, and high standards of the estate.The incumbent will report to the Estate Manager.
KEY JOB RESPONSIBILITIES:
Maintenance Oversight
Conduct daily inspections of estate facilities, common areas, and equipment to identify maintenance needs.
Coordinate and supervise maintenance staff and contractors to ensure timely completion of tasks.
Report any urgent maintenance issues to the Estate Manager for prioritisation.
Assist in maintaining maintenance logs and ensure compliance with estate standards and policies.
Monitor inventory of maintenance materials and tools, and report requirements for reordering.
Security Oversight
Monitor daily security operations to ensure compliance with estate security policies and procedures.
Conduct spot checks at access gates, patrol routes, and control rooms to ensure effective functioning.
Liaise with the security service provider to address operational concerns or incidents.
Assist with incident reporting and follow-up actions in collaboration with the security supervisor.
Ensure that security staff maintain professional conduct and appearance while on duty.
Operate speed cameras to monitor and enforce estate speed limits.
Oversee access control using the Paxton system.
Monitor the electric fence around the estate and report faults to the technician.
Assist with registering resident access tags.
Administration
Maintain daily operational checklists for maintenance and security.
Compile and submit daily or weekly reports on maintenance and security matters to management.
Assist in scheduling and coordinating security and maintenance staff shifts when required.
Support the Estate Manager with any ad-hoc tasks related to estate operations.
General
Proactively identify risks and areas for improvement within maintenance and security operations.
Foster positive relationships with residents, staff, contractors, and service providers through professional and respectful engagement.
Uphold the estate’s standards, rules, and values in all aspects of the role.
QUALIFICATIONS AND EXPERIENCE:
Grade 12 (Matric).
Minimum of 1–2 years’ experience in facilities, operations, security supervision, or estate maintenance.
KEY ATTRIBUTES:
Strong organisational and problem-solving skills.
Good communication and interpersonal skills.
Computer literacy (Microsoft Office and reporting systems).
Ability to work independently and as part of a team.
Physically fit to conduct site inspections.
Willingness to work after hours or on weekends if operationally required.
